How fast can we close?

Most purchase loans close in 21-30 days. Refinances can be as quick as 14 days for straightforward scenarios.

Can I buy with gift funds?

Yes! Gift funds from family members are allowed on most loan programs. We'll need a gift letter and documentation of the transfer.

What about condo approvals?

Condos require additional review of the HOA's financial health and insurance coverage. I'll handle this process and let you know if there are any issues.

Do I need perfect credit?

No. FHA loans can work with scores as low as 580 (sometimes lower with compensating factors). Conventional loans typically require 620+, but there are exceptions.
